11 Essential Tips to Prevent Water Damage While You’re Away

Water damage from frozen pipes, ruptured washer hoses, leaking supply lines, and dripping water heaters costs billions every year. Wolverine Restoration offers a checklist to help you avoid water leak problems in your house.

Shut Off Main Water Valve

Before leaving town for an extended period, shut off the main water valve to prevent water damage. Typically found in the basement or outside in warmer climates, this is the most effective way to avoid issues while you're away. Test the valve before your trip, and if necessary, replace it with a professional's help.

Types of Water Shut Off Valves

Main shutoff valves come in two types: gate valves and ball valves. Gate valves are older and can wear out over time. Ball valves are more durable and easily identifiable by their lever handle, which turns 90 degrees to open or close.

Shut Off Water Supply Valves

If you can't shut off the main supply, turn off valves to specific appliances like dishwashers, ice makers, and washing machines. Replace saddle valves with standard shutoff valves to prevent leaks.

Check Water Supply Lines

Inspect supply lines leading to appliances and faucets. Replace any lines showing signs of wear with braided stainless steel hoses, which are more durable and less likely to leak or be damaged by pests.

Test Your Sump Pump

Ensure your sump pump is functioning by filling the sump pit with water. Add a backup battery to your sump pump to keep it operational during power outages, especially during heavy rainstorms.

Check Your Gutters

Clean and inspect gutters to ensure they direct water away from your home's foundation. Clear any debris blocking downspouts and ensure extensions discharge water at least 10 feet away from the house.

Shut Off Water to Exterior Faucets

Close the supply valve to outdoor faucets to prevent freezing and bursting pipes. Drain remaining water by opening the faucets after shutting off the supply. Turn the heat down to 60°F to prevent indoor pipes from freezing.

Install a Frost-Proof Faucet

A frost-proof faucet stops water far inside the house to prevent freezing. Ensure your outdoor faucet is a frost-proof model.

Install a Temperature Sensor

Temperature sensors detect furnace breakdowns and prevent frozen pipes. These sensors can activate devices like lamps to alert neighbors of a temperature drop, preventing potential water damage.

Install a Water Flow Sensor

Water flow sensors monitor water usage and shut off the supply if abnormal flow is detected. These sensors can be controlled remotely and provide alerts about water usage patterns.

Use Electronic Leak Detectors

Electronic leak detectors sound an alarm when they detect water and can shut off valves on the main line or individual shutoffs. Some models can be integrated with alarm systems and notify you via phone.

By following these tips, Wolverine Restoration helps you safeguard your home against water damage while you’re away.
